A fall-through is when an agreed sale collapses before it completes. In England and Wales, that usually means the parties never reach a binding exchange of contracts, or the deal breaks afterward before completion. Gazumping (a seller accepting a higher offer from someone else before exchange) is one dramatic version. Many collapses are quieter — finance fails, a survey shocks one side, a chain breaks, or someone simply changes their mind.
What a fall-through is
Until exchange, either side can normally walk away. That flexibility is part of the English and Welsh system. It also means time, fees, and emotional energy spent on a sale that never finishes. Buyers may have paid for surveys and searches. Sellers may have paid for packing, bridging arrangements, or another purchase that now has to be unwound. Agents and conveyancers have done work that may not lead to a completed fee.
Q2 2026 snapshot: volumes and aggregate cost
House Buyer Bureau analysis reported via The Intermediary on 28 September 2026, using TwentyCi transaction counts, estimated that 71,959 property transactions collapsed in Q2 2026. The same reporting put the estimated total cost at £257.9 million for that quarter, and the estimated average cost of a fall-through at £3,584. TwentyCi’s Q2 homemover table shows the same fallen-through count of 71,959.
These are estimated figures for one quarter. This guide does not multiply them by four and call the result an annual total. Geography in the Fall-Through Index framing is UK residential. The average cost uses House Buyer Bureau’s cost model (inflation, estimated legal fee movements, and house-price adjustments), not a raw fee ledger from every failed deal.
What the average cost figure does and does not include
Treat £3,584 as an estimated average derived cost for Q2 2026, not as a promise of what any one household will lose. Individual bills vary with survey depth, abortive legal work, mortgage product fees, and whether a related purchase also collapses. The press write-up summarises the methodology at a high level. It is not a substitute for the footnotes on the primary cost model.
Practical damage-limitation steps
Movers often reduce wasted cost by:
- Confirming mortgage Agreement in Principle and document readiness early.
- Asking what surveys and searches are essential for this property type before ordering extras.
- Keeping chain parties informed when a date slips, so a small delay does not become a surprise exit.
- Agreeing who pays for what if the deal dies before exchange — in writing where appropriate.
- Pausing irreversible spend (removals booking deposits, new furnishings) until exchange is firm.
None of these steps guarantees a completed sale. They are process habits, not legal advice.
